DL Consulting Inc’s Pre-Construction Project Review of a new development, renovation or expansion project serves as a comprehensive method to minimize risks that may cause overruns in construction cost and delays in schedule.  Our review team, comprised of architects, engineers and construction-related professionals, examines the project documents, budgets and information for potential oversights, errors or problems.  The Pre-Construction Project Review is reported in two sections, Documents Review and Cost Analysis.

Documents Review

The documents review section consists of our examination of all available requested documents for completeness, accuracy, suitability and conformance to governing codes. 

Examples of documents to be included in the review are as follows:

  • Investigative and Assessment Reports
  • Design Certification Letters
  • Permits, Zoning Approvals and Utility Letters
  • Contracts (i.e. between borrower/general contractor, borrower/professionals of record, etc.)

Cost Analysis

The cost analysis section consists of our in-depth analysis to determine if the budgeted construction costs and contingency are adequate to complete the project within the proposed timeline, as presented by the general contractor or developer.
